Preparation of comprehensive specifications for building envelope component (roofs/walls/windows etc.) replacement ensures designs meet the owner’s criteria for performance and budget considerations.  The cost to the owner to have the specifications prepared is, more often that not, offset by the savings resulting from the competitive bidding process where qualified contractors submit tenders for the same scope of work. 

A typical roof/building envelope design and inspection includes the following services:

  • Reviewing existing components and identification of details.  Design and drawing of new details and preparation of specifications for tender;
  • Site meeting for bidding contractors.  Issuance of addenda and change orders as necessary;
  • Traveling to site and performance of inspections of work in progress to assess contractor performance and quality of installation, and to ensure compliance with specifications;
  • Preparation and submission of inspection reports to all parties concerned (i.e., general contractor, roofing/window/wall contractor, owner, prime consultant, and ARCA);
  • Issuance of complete documentation for five-year ARCA Certificate of Assurance, or warranties, if required.
