Building owners and managers can realize significant savings by initiating and participating in a Roof Area Management Program (RAMP).  


Annual tendering of time-tested, competent repair techniques, using contractors who are familiar with repair and maintenance, optimizes the potential for roofing systems to realize their maximum life expectancy with the least number of leaks and associated collateral damage.

Finally, newer roofs that are still under warranty are prime candidates for a RAMP since annual roof inspections may identify deficiencies covered by warranty.

The RAMP consists of:


  • Measurements and drawings of existing roofing;
  • Provision of an inventory of roof top items;
  • Inspection of roofing and identification of items requiring repair;
  • Submission of a brief report listing deficiencies and a five-year repair/replacement budget forecast;
  • Preparation of roof maintenance specifications for distribution to contractors who are familiar with repair procedures;
  • Distribution of specifications to qualified contractors for pricing;
  • Review of tenders from contractors and recommendations for award of work;
  • Inspection of the work in progress.  (This would typically occur on larger jobs where deferred maintenance is being addressed or where several buildings are grouped together).
